We know how confusing this process can be... between permits, inspections, foundations and delivery. We also know how to make it as easy as possible for you!

How do I know if my property is suitable for a tiny home?

We offer a Site Precheck Service to evaluate your property. This includes:

  • Assessing municipal permitting requirements

  • Verifying utility hookups and serviceability

  • Estimating foundation and connection costs

  • Evaluating access for delivery (driven in or craned in)

This ensures your site is compatible before proceeding.

Can I add a second home to my property in Ontario?

Yes! Thanks to Bill 23, most residential properties in Ontario can now legally add a second detached dwelling, subject to local zoning setbacks and servicing requirements.

What is Bill 23 and how does it apply to tiny homes?

Bill 23: More Homes Built Faster Act removes minimum size restrictions set by municipalities and allows second dwellings on most residential lots. Tiny homes must still comply with the Ontario Building Code (OBC), which requires a minimum size of 188 SqFt.

How is my tiny home delivered?

We’ll deliver your tiny home by:

  • Driving it in if the site has sufficient access

  • Or using a crane to lift it over obstacles and place it directly on your prepared foundation

What type of foundation is needed?

Our homes are designed for:

  • Pier foundations (e.g. helical piles or concrete Sono tubes – most economical)

  • Slab-on-grade or even full basements are also possible for more permanent installations

Do I need to handle the permit process myself?

No. We offer a Full Permitting Service, taking care of:

  • Application paperwork

  • Coordination with municipalities

  • Inspections and compliance

You can relax while we handle the red tape.

Can your tiny homes be a primary residence?

Absolutely. Our homes meet all requirements to serve as either a primary or secondary residence on your property.

What is a dual inspection tiny home?

Your home is inspected:

  • In our facility by our local municipality (up to 90% completion)

  • On your site by your municipality for foundation, connections, and final approvals

This dual-inspection process is approved under the Ontario Building Code.

Are your homes certified?

Yes. Our homes are:

  • Built to the Ontario Building Code (OBC)

  • Permitted as permanent dwellings

  • Inspected and approved through the dual inspection process

Why build to the OBC instead of CSA standards?

CSA RV/Park Models are intended for seasonal use and don't meet long-term safety and climate standards.

Our homes:

  • Meet Ontario’s climate, snow load, and safety regulations

  • Qualify as Real Property so they appreciate in value and are mortgageable

Are your tiny homes customizable?

Yes! Choose a base model and customize:

  • Interior finishes

  • Appliances

  • Minor layout changes

  • Exterior features

We also offer fully custom designs for an additional fee.

What is the largest tiny home you offer?

We build up to 400 sq. ft. (the maximum under OBC’s tiny home regulations). Howerever, You can also expand with:

  • Additions

  • Bunkies

  • Basements

  • Additional units

Do you build outside of Ontario?

Yes, we can build for other provinces.

However:

  • Your home must meet your local building code

  • We’ll work with your municipality to get proper approval before building

My municipality says I can’t have a tiny home. What now?

Some municipalities aren’t fully aware of updated legislation. We can:

  • Help interpret Bill 23

  • Advocate and communicate with your local planning office

  • Assist in obtaining necessary approvals

Can I live in a tiny home while building my main house?

Yes! Use your tiny home as a temporary dwelling during construction, then keep it as a permanent secondary unit afterward.

Is this a mobile home?

No. Our homes:

  • Are installed on permanent foundations

  • Are connected to utilities

  • Are legally classified as Real Property, not trailers or mobile homes

Can you build custom tiny homes?

Yes. We can work from scratch or from your concept to design a custom unit. Design fees apply, but we aim to keep costs fair and transparent.

Do you build off-grid homes?

We offer off-grid solutions including:

  • Solar and wind power systems

  • High-efficiency or propane appliances

  • Water tanks and composting toilets (upon request)

Note: Full off-grid homes may still require grid access for OBC compliance in Ontario.

Do your homes require electricity, gas, or propane?

Our homes are adaptable. You can use:

  • Electric-only systems (recommended)

  • Natural gas or propane options for heating, cooking, and hot water

We tailor each system to your property.

Can I finance a tiny home?

Yes, we assist with financing options such as:

  • Home equity loans or lines of credit

  • Cash-out refinancing

  • Construction financing

  • Payment plans for some models (including via Home Depot, where applicable)
